Foreclosure/REO Properties in Greensboro, NC!

This has been an encouraging week for me! 

Usually the summer time is our busy season, and it has been a little slow this year due to all the fear and this crazy housing market.  It is like fear breeds more fear, and people feel the tide of overwhelming emotions. 

May was okay with 5 closings, June was terribly slow with 1 closing, and July has been as quiet as a mouse for me.  BUT...the last 2 weeks have been AWESOME!  The REO market has been blowing up, and all of my hard work with BPO's has started to pay off big time.  This week we did 12 BPO's, and one of them led to a REO listing with a brand new company that I have never worked with. 

I now have 9 REO listings (either on the market, in pre-marketing, or on the way in).  One of the listings has been on the market for a week, and we already have two good offers on the table.  I just received my first REO property in Forsyth County, Winston Salem.  So now we are expanding due to the REO market.

Due to the fact that we never had a true real estate bubble, Greensboro's real estate is holding firm!  With a 4.9% appreciation across the board, we had a stable rise in property value.  The banks for the most part are realizing that to sell these properties in 30 days we need to drop the price and make them accessible for the HOME OWNER!  Most are selling well before the 30 day mark, which is a BONUS in my opinion.

If you are trying to get into the Foreclosure/REO market, the best way to start is by performing BPO's.  You can go online and search for BPO companies and sign up with ALL of them!  I have had a TON of people writing and asking for my "list" of companies since I have been posting BPO info on here.  All you really need to do is some hard core research and you should be able to sign up with most of them.

Hooray for a rebounding market. 

What goes UP must go DOWN, and what falls DOWN gets picked back UP!!!

CRAZY BPO of the week....

Okay, so I got quite a bit of response from my "Surprised by a BPO" post last week and decided I would show new BPO's I am doing each week.  I will take out any addresses to save these homes from embarrasment!

This week's BPO...

It may not look THAT bad...but this house gave me fleas.  I was wearing a sundress and left with a leg full of flea bites.  I took my hubby with me on this one because it was a rougher side of town, and he was thrilled to accompany me...let me tell you!  Every room was a different color (bright, as you can see).  The house two doors down was a 3BR/1BA and had 12 WORKING cars parked in the driveway.  At least 10 full grown adults were living there together. This one comped out at $39,900

How I FINALLY got my BPO's to turn into LISTINGS! :)

Hi all,

   SO we are all BPO Champions here, I am sure!!!  In a month, we do between 50-100 and it can sometimes be a little stressful.  Well, I decided I wanted to get into selling REO's, so I decided to attend a REOMAC conference.  I went and learned very little, but the few contacts I picked up were really worth it in the end.  Mostly though, it was hard core networking and lots of mojitos with asset managers and other Realtors.

   It did not immediately break, but slowly I started getting one BPO here and one BPO there.  Maybe 3 a month if I was lucky.  Then after attending REOMAC I bought a program that gives you all the sites to go to, to sign up to perform BPO's.  I signed up for over 200 separate companies, and had to ice my wrist afterwards.  It took me a full week to do this.  Fortunately half way through I found www.roboform.com and it pre-loads your info on every sign up page.  This cut me down from 2 weeks!

   Well, after all this work I thought that I should start getting listings.  NOPE.  I had previously worked with Freddie Mac with another real estate company, but after you leave your company Freddie waves goodbye and takes their leave.  I had the experience, and still was not seeing listings.  My BPO's started picking up after 3 months and slowly I was doing 20 a month, then 50, and upwards of 75-100 a month on a rally busy month.  I hired someone to help with the photos and driving, and I also bought a Scion XB 2008 to help with gas.  That baby gets 32-35 miles to the gallon, and more if you hypermile.  (Google it).  The money from BPO's trickled in, and I wondered to myself WHEN was I going to get some listings here.

   The moral of this story is that you just have to be PATIENT!  After interior and exterior BPO's for Wells Fargo for over 7 months...finally one popped up on my site.  I clicked on it thinking it was a BPO and was getting pissed because it was not working the way they usually did.  I figured Wells needed to check their website for bugs.  I looked down and it said ACCEPT LISTING.  I said UM, YEAH!  Within 3 days of this listing and after 8 months of BPOing my tailpipe off, I got a phone call in the middle of the afternoon and one of those random sites that I signed up for half a year ago wanted me to LIST a property for them.  I almost screamed in that poor woman's ear.  I was so excited and ready to SELL!

   Fortunately my first experience with that company was good.  I listed the house and it went under contract in 6 days!  It closed 2.5 weeks later and that was sweet cash in my pocket.  Just in time for my yearly vacation (yes, I took it in the summer which amazed even me).  The asset manager was terrific (Hi Zoe!) and told me that my score card with the company was going to look good with this company due to my fast sale.  I was excited and then...NOTHING.

   Here I am thinking I am the REO Master of the Universe, and nothing for two months.  AND THEN...randomly I got a call from an asset manager and he was very firm over the phone.  He asked if I could meet all the timeframes perfectly, because a lot of agents were coming in late on occupance checks, etc.  I said I would be happy to work for him in his time frame.  His words were, YOU BETTER or I will pull it!  The next day I got that listing and in the past 3 days I have gotten 4 properties from that company alone!  Patience and HARD work pays off.

   I am still working my way there, but I currently have 6 REO listings and they don't seem to be slowing down.  I would eventually like to hire on another agent strictly to help me with BPO's and REO's. 

   So if you are frustrated because you feel like you are getting no where with the BPO's...just HOLD On and keep working hard.  Do a good job.  Be SUPER descriptive and be HONEST.  Don't tell them what you think they want to hear...tell them the truth as YOU see it!  Stick to it.  Good luck :)

BNI Works! The Best way to get MORE Referrals!

   I recently joined the Rainmakers Chapter of BNI here in Greensboro, NC!  BNI stands for Business Networking International, and is a world wide organization.  Only one person per occupation can join...so if you take the Realtor seat YOU are the ONLY Realtor.

   It has been one of the most profitable decisions I have made this year as far as advertising dollars and return on investment.  It cost me about $450 for the first year with dues, etc, but I just got a referral for a listing and it went under contract in 3 days.  My commission will be $4,707 on my 3% and it was smooth and easy.  This was a referral from the Edward Jones person in our group, Mike.  So a loud shout out to Mike!!!  That is more than 10 times my investment!  AND that is only one of the referrals I will get for the year.

Suprised by a BPO!

Hi All!  Okay, so I do at least 50-100 BPO's a month (Broker Price Opinions for the banks that are taking possesion of Foreclosure properties).  Well, today I got a suprise and a half!  They send me out armed with my camera and a lockbox code, and no info other than that!  Pictured below is what I found!

So needless to say it was the most interesting BPO of my day!  Wonder what tomorrow will bring!

Are you Advertising your Listings properly?

Here are some helpful tips to make sure that you are Actively advertising your Listings in this crazy New Market that we have...

 

1. Blog about it

2. Make sure your website is state of the art, and put NO LESS than 50 photos of your property.  Take photos of the closet.  Take a photo of the light fixtures.  Show potential clients this house accurately.  How many times do you show a home that looked great on the internet in those 5 photos and then looks TERRIBLE in person?  This also saves gas, and is good for the environment!

3. Put your listing on Active Rain :)

4. DESCRIBE your listings beautifully.  So many times I look on MLS and see this..."Nice house. Good closets. Come see".  That is awful!  Tell them how terrific this home is and why they will fall in love..."Beautifull restored farmhouse with Wide Plan Hardwoods, refinished cabinets, marble counter, & an Amazing Master Suite with Balcony".  Much better.

5. Realtor.com baby! Pay the extra for the Featured listing and put up to 25 photos, descriptions, all your info, etc.  85% of home buyers use Realtor.com!

6. COLOR flyers...NO black and white.  EVER!

7. Put your listing on every free site you can find...craigslist, etc.

SELL MORE HOMES!!!  Good luck!
